East Valley farmland slated for lakeside commercial development

A lakeside development with restaurants, retail and office is proposed within Morrison Ranch, Gilbert’s 3,000-acre master-planned community.
The 16-acre project called Lakeside Village would turn empty farmland off Higley Road and Bloomfield Parkway into a 160,000-square-foot upscale development, bringing commercial use to a community where most residential neighborhoods have been built out.
Site plans for Lakeside Village were discussed Oct. 28 by the Gilbert Planning Commission. The project’s first phase would include 14 buildings ranging in size from 858 square feet to 11,834 square feet for restaurant, retail, office and grocery use with outdoor patios and courtyards, largely overlooking the lake, according to town documents. The outdoor courtyards could be used for farmers markets, community gatherings and events.
Staff brought up concerns with the project over parking, access and site-plan issues. The proposal is expected to return to the Commission for further review, but a date has not been shared.
Developer Blueprints Capital, based in Tucson, is working on the project in partnership with the Morrison family, which has owned the farmland for decades, growing cotton, corn and alfalfa while also operating a dairy farm with 13,000 cows. The family began working with developers in the early 2000s to construct the master-planned community.
Now Morrison Ranch is one of Gilbert’s most recognizable communities with its tree-lined streets, signature white fencing, iconic grain silos, irrigation-inspired water corridors and greenbelts — a nod to the family’s farming heritage. The community also has residential villages, schools, parks, man-made lakes and multiple retail and commercial centers.
