Apartments and retail proposed for one of the last parcels at Chandler mixed-use project

Apartments and retail buildings are proposed for one of the last remaining vacant parcels of land on a 180-acre mixed-use development in Chandler’s Price Corridor.

The Station at Park Place is a step closer to becoming a reality after the Chandler Planning & Zoning Commission at an Oct. 21 meeting recommended approval to rezone the 18-acre property to allow for multifamily housing. Now it will be reviewed by City Council.

Douglas Allred Company is the developer behind the broader development called Allred Park Place that’s been underway for the past 20 years, since the first 72-acre parcel of land was acquired in 2007. It’s also where the two apartment complexes and the four commercial buildings may be developed. Atlanta-based Wood Partners is partnering with Douglas Allred Company to develop the apartments.

The Station at Park Place is the fifth phase of the project and could take shape on the northern end of the development, between Loop 202 and Price Road.

One apartment complex was designed with four stories, 313 units and 6,044 square feet of first-floor retail space. The second complex would have five stories, 356 units, 2,362 square feet of first-floor retail space and a six-story garage. The apartments would be built in phases.

Overall project includes 1.8M SF office space

As for the commercial portion, there would be four single-story buildings totaling 33,000 square feet. Possible tenants weren’t listed in the documents submitted to the city, and Douglas Allred Company did not immediately respond to the Business Journal’s request for more information.

Allred Park Place’s first phase of spec offices broke ground in 2012. Over the years, Douglas Allred Company has acquired multiple parcels of land, piecing them into one large development. The project is now about 90% complete and includes 1.8 million square feet of offices, multiple hotels and 20,000 square feet of retail space.

The mixed-use campus is home to Northrop Grumman Co., Toyota Financial Services, Viavi Solutions Inc.’s headquarters, Norwegian Cruise Line, Vensure Employer Solutions, Texas Instruments, Loan Depot and more.
