Data Center Developer Tract pays $136 Million for Massive West Valley Site

Data center firm Tract has made a major play in metro Phoenix.

The Denver-based company has purchased nearly 2,100 acres in Buckeye for its master-planned $20 billion data center campus, which was first reported by the Business Journal. Tract paid more than $136 million in all cash on Aug. 26 for the site to Phoenix-based Arizona Land Consulting, which purchased the property for $40 million in 2022.

Tract’s master-planned campus is expected to become one of the largest of its kind in the U.S. with room to accommodate 1.8 gigawatts, or 1,800 megawatts of power with 40 facilities across 20 million square feet of space at full buildout, Tract announced on Aug. 28.

The massive campus represents the next wave of data center development in the Valley as more companies propose master planned centers spanning hundreds or thousands of acres to prepare for the rising demand of artificial intelligence and cloud services. Phoenix has become a top market for these projects thanks to its affordable power, lack of natural disasters and available land, but more cities have started limiting data center development.
